Our team is continuing to work with Owner Relations to ensure all revenue is properly flowing into the new software program. We are determined to roll out the new system and smoothly transition to a better way of doing business. Though we are eager, we are dedicated to protecting our owners and ownership.

Rental Programs

You may have already heard that we are now offering two rental programs. In 2021, we created the Kingston Residence Program. We intentionally started small to ensure we offered a quality product and full understanding of the software that came along with it. The word is out and many are curious about the differences between the old and new.

Regardless of the program, guests are in control of their vacation experience and the unit they stay in. Our goal is to make both programs profitable for owners and our ownership by satisfying every guest every time.

Kingston Legacy

The Kingston Legacy Program is our original rotation based model. It works for most units because it is designed to use algorithms for fair rental distribution. Some units will get additional occupancy if guests have either requested them or their room attributes. High floor, close to ocean, and lake view are factors that could impact room move requests. Though everyone likes the idea of only getting higher rate reservations, the rate averaging benefits most owners most of the time.

Kingston Residences

The Kingston Residence Program is designed for modern, renovated, and unique offerings that appeal to guests booking through VRBO, Air BNB, and online booking channels. These units must be able to stand alone and rely on guests choosing them. Reservations are not “fed” to the program by the hotel because they rely on wow factors to get guest attention. Many beautiful units are competing on the sites among thousands of others so the competition for rentals is fierce!

  • Summer Hours:
    The condo office is open Monday through Friday from 8am – 5pm. Staff are also out on property from 8am – 4:30pm on weekends between Memorial weekend and Labor Day weekend. The Manager on Duty at the Embassy Suites or Hilton Hotel can assist owners with reaching us if critical needs arise while we are out of the office.
  • Office Contacts:
    Our staff are often out on property assisting guests and owners. If you need to reach us during office hours, please call our main line at 843-497-7386 or email [email protected]. After hour needs can be met by requesting the Manager on Duty at 843-449-0006. The MOD can dispatch maintenance, housekeeping, and get important information to us quickly when needed.
